How to Become a Landlord

In addition to earning rent money on your property, there are added benefits to being an HCV landlord. You get to do good for others, helping very low-income households – including those made up of older adults and people with disabilities – afford decent and sanitary housing in the private market. Together with NRHA, as an HCV landlord, you get to help create sustainable neighborhoods.

And here’s a list of other great benefits:

  • Low Turn Over – On average, HCV tenants stay in their homes for five years. Over 200 participants have been in their homes for more than 15 years.
  • Reliable Income – Participants are thoroughly vetted, so you know they can afford to pay their share of the rent. NRHA automatically direct deposits any balance of the rent into the financial institution of the landlord’s choice.
  • High Quality Tenants – Criminal background checks are completed on applicants before admission to the program to ensure exclusion of people convicted of violent crimes, sex offenses and drug offenses. Additional criminal background checks are conducted on HCV participants every three years. Participants also have the active support of a case manager throughout the program.
  • Free Biennial Property Inspections – Rental properties are inspected each year to make sure they continue to meet HUD’s housing and quality standards. Results of these inspections allow landlords to regularly maintain their investments and avoid costly major repairs.
  • Free Rental Advertising – Available rental units are advertised by NRHA at no cost to the landlord.

Ready to become an HCV Landlord? Follow these steps:

  1. Attend a landlord orientation meeting held the fourth Tuesday of each month at 11 a.m. virtually. See our event calendar for more details!
  2. Market your property with NRHA for free by submitting the landlord unit listing application.
  3. Screen applicants based on rental suitability guidelines that apply to your property.
  4. Complete and submit a RFTA form, Lead Disclosure form and unsigned lease.
  5. Pass free HQS inspection.
  6. Execute lease and HAP contract.
  7. Comply with HUD and NRHA rules and regulations.
